Best place for a retreat

So, how do I choose where to create this retreat in Greece? What are the criteria for location? I want it to be somewhere with good climate year round, clean air, clean water, organic food and away from major population centers. 
Ideally it will be located on a hill overlooking the sea, but not in the mountains because it gets cold in winter. So, here is a map of the physical features of Greece.

Population centers mean more traffic, noise and pollution. A retreat needs to be remote or else it's not a retreat. Here is a map of the population distribution in Greece.

Industry often means pollution, noise and traffic as well.
 

Next comes the climate. Rain is good for growing plants but too much of it gets depressing.

And of course we love the sun.
